Q: Who is required to submit an application?
A: An application is required for anyone 18 years or older that will occupy the home.
Q: What is the minimum acceptable credit score?
A: The minimum credit score required is 600 (or 550 with a non-occupying co-signer). If any application has a score below 550, the application will be declined.
Please note that meeting credit requirements does not necessarily guarantee approval. Applications may still be declined for other factors.
Q: What are cosigner requirements?
Cosigners must be a non-occupant with a credit score of 700 or above.
Q: Do you accept Section 8?
A: Unfortunately, we do not currently accept Section 8.
Q: What is the Helping Heroes Discount?
A: We offer Teachers, Veterans and First Responders (Police, Firefighters and Paramedics) a $100 discount on move-in costs. Thank you for the service you give to our community.

Q: I just applied online - what do I need to do now?
A: Once you’ve submitted your application, our team will reach out to you (typically within 1 business day)
to request documents. The items needed are:
- A copy of each applicant’s Driver’s License
- Three (3) most recent paystubs

Q: How long does it take to process an application?
A: The application process can vary depending on how quickly we receive required documents and obtain owner approval. In most cases, applications are processed within 1-2 business days.
Q: How will I receive notifications about my application?
A: Our team will communicate with you primarily through email, and we are available by phone as well.
Q: How long will you hold the property for?
A: In most cases, the lease must start within 30 days from the date the application is submitted.
Q: Do I need to schedule a time to sign the lease?
A: No, you do not need to schedule a time to sign. Once your application is approved, our team will prepare the lease agreement and then email it to be signed electronically.
Q: When are deposits due?
A: All deposits are due at the time of lease signing (usually within 1-2 business days from the date the application is submitted).
Q: What breeds of dogs are restricted?
A: Many of our properties are pet friendly, but the following breeds of dogs are not permitted: Akita, Belgian Malinois, German Shepherd, Doberman, American Bull Dog, Pit Bull, Staffordshire Terrier, Rottweiler, Chow, Mastiff or Wolf Hybrid.
Q: Who pays the HOA dues?
A: HOA dues are paid by the homeowner. As a resident, you are responsible for paying any fines for HOA violations while you are renting the home.
Q: What is the maximum number of occupants?
A: The number of occupants may not exceed 2 persons per bedroom.
